MCall Margo

For luxury rentals & boutique property managers

Every 7pm inquiry
is a lease you almost lost.

Margo answers your leasing line after hours, on weekends, and while your agent is on a tour. She knows what's available, what it rents for, and when it's ready. She qualifies the prospect with a Fair-Housing-safe script, texts them the application, and books tours directly to your calendar. From $99/mo.

Hear Margo answer for a rental

Call (774) 436-2746

Margo asks what business you run. Say "rental" and she'll pitch you live and take your callback.

What she does on day one

Built for the leasing office,
not a call center.

Unit-level availability

'Is the 2-bed on the 14th floor still open?' Margo pulls from your live units table — bed/bath, rent, available date, parking, pet policy. Never invents a unit, never quotes a rent that isn't in the system.

Fair-Housing safe qualifying

Move-in date, budget, total occupants, pet situation, employment status. Five questions, scripted and audited. Margo won't ask about family, children, national origin, or disability — the language model can't drift outside the allowed script.

SMS the application

Qualified caller gets the rental application link texted before they hang up. No verbal PII, no data-entry over the phone, no lost leads sitting in voicemail waiting for morning.

Books tours to your calendar

Native calendar — no PMS or third-party required. Margo checks the leasing office's availability, offers real time slots, and drops the tour onto the book. SMS confirmation goes out on hang-up.

Multi-property aware

Managing three buildings from one leasing line? Margo greets in-brand, routes by address or building name, and keeps each property's units, hours, and pet policy separate.

After-hours escalation

Emergency maintenance at 11pm? Margo recognizes the difference between a leasing inquiry and a leaking pipe, and pages the on-call number instead of trying to book a tour.

The compliance question, answered

Fair-Housing safe by design, not by hope.

Every AI leasing agent lives or dies on this. Margo's qualifying script is fixed — five questions, no ad-libbing. A second-pass validator scans every response for protected-class language before it's spoken, and any volunteered info the caller shares (kids, religion, source of income beyond "employed/self-employed") gets stripped from the transcript before it reaches your dashboard. If a reasonable-accommodation request comes up, Margo always defers to the leasing office. You get the lead. You don't get the liability.

Questions leasing directors ask

The short answers.

How do you stay Fair-Housing compliant?

Margo's qualifying script is fixed, not generative. She can only ask the five approved questions (move-in date, budget, total occupants, pets, employment status). A validator runs on every response before it's spoken to catch any drift into protected-class language, and the caller's transcript is scrubbed of volunteered protected-class info before it hits your dashboard.

Do I need AppFolio, Buildium, or Yardi?

No. Margo works from a native units table you update in the dashboard — same effort as keeping your Zillow listing current. PMS sync is on the roadmap for Managed-tier customers.

Can I use it for multiple buildings?

Yes, from the Growth tier up. Each property gets its own greeting, hours, unit list, pet policy, and tour calendar. Margo routes by building name or address.

Do I have to change my leasing line?

No. Keep your published number. Forward on no-answer or after-hours to Margo's line — you never change what's on your website or signage.

What about scam callers and rental fraud?

Margo won't confirm an occupied unit's address to a caller who hasn't cleared basic qualification, and every call is recorded (where legal) with disclosure. If a caller pushes for wire-transfer info or lease terms outside your rules, she takes a message and flags it.

What happens if the caller wants a human?

After the second request, Margo offers to text the leasing office directly or transfer to your fallback number. She always tells the caller she's an AI assistant if asked outright.
